About the regeneration
Our vision for Sheerwater is to create a contemporary and sustainable garden suburb. This will provide:
- high quality homes for all types of resident
- improved public spaces
- new retail units
- modern leisure facilities
This will create a stronger and more sustainable community, which delivers better outcomes and opportunities for the people who live there.
Progress to date
The regeneration of Sheerwater began in 2019. So far, the following has been delivered:
- a state of the art leisure centre with swimming pool (find out more about Eastwood Leisure Centre – Freedom Leisure)
- an all-weather 3G football pitch (the new home of Sheerwater FC)
- enhanced facilities for Bishop David Brown School (including a new kitchen and canteen)
- 472 sustainable homes (of which 49% are affordable)
- 2 new play areas
- 29,000 square feet of commercial space comprising 10 flexible units
Latest plans
We will not build any more new homes in Sheerwater. Instead, we estimate we can refurbish up to 110 properties, which will be retained by the council for social housing. These will be located across:
- Woodlands Park
- Hennessey Court
- Spencer Close
- Woodlands House
The rolling programme of refurbishment works will start with the empty boarded-up homes. This will be paid for using the capital receipts from land transfers, and by selling land within the regeneration area for private development.
The land currently occupied by blocks of flats in the following areas will be privately redeveloped:
- Dartmouth Avenue
- Devonshire Avenue
- Forsyth Path
- Loder Close
- Spencer Close
One block of flats at 129 to 139B Devonshire Avenue is unsuitable for redevelopment, due to its proximity to Broadmere Primary School. Refurbishment is likely to be the only viable option for this building.
