What you will get
If you rent your property to us for a 3-year period, you will get:
- a lump sum of up to £5,400 (the total amount is based on the size of your property)
- gas and electrical certificates (paid for after the tenancy has started and for 1 year)
- a bond guarantee covering your property up to £2,500 (for tenant damage and missed rent payments)
- a tenant finding service
- property viewings with our team
- an assured shorthold tenancy (AST) agreement
- tenant right-to-rent checks
- check-in and check-out reports (completed by an independent company)
- regular property inspections
- tenant management (including dispute mediation)
Rental amounts
The monthly rent will follow the Local Housing Allowance for the property’s size.

The property's rent will be capped for 3 years.
After this time, you can choose to:
- sign up to another 3 years on the Let’s Rent Connect scheme (you will receive a renewal cash incentive)
- switch to the Let’s Rent Core scheme (where you can set your own rent charge)
- opt out of the scheme (you will need to serve a legal notice to your tenant which will bring the tenancy to an end)
The majority of our tenants cannot afford more than the Local Housing Allowance.
How the rent will be paid
We will pay the first month’s rent at the start of the tenancy.
From the second month, the tenant will pay the rent direct to you.
After you apply
We will inspect your property to make sure it contains no hazards listed under the Housing Health and Safety Rating System (HHSRS) - GOV.UK.
If your rental property needs works
We have a team of surveyors and contractors who can plan, manage and complete renovation works to your property.
The cost of any works can be either:
- taken by us from your first month’s rent
- paid for by you after we have completed the works
