This is our all-inclusive service which has no cost to you. The property and tenancy will be fully managed by us.

What you will get
If you lease your property to us for between 2 to 5 years, you will get:
- rent payments paid in 1 payment and in advance per year
- professional tenancy and property management
- most repairs
- annual gas inspections
- electrical inspections
- your property returned to you empty and in the same condition, less fair wear and tear
If you lease your property to us, you will be required to sign a lease agreement.

Rent is paid per year and it will follow the Local Housing Allowance (LHA) for the property’s size.

From your rental amount, we will take 10% to pay for maintenance, repairs and void periods for the duration of the lease.
How the rent will be paid
The rent will be paid annually and in advance from 1 April every year.
If your lease starts during the financial year, you will receive a pro-rata amount until 31 March.
After you apply
We will inspect your property to make sure it meets our housing standards and conditions.
It will be assessed under the Housing Health and Safety Rating System (HHSRS) - GOV.UK.
It must also meet the definition of the government's Decent Homes Standards – GOV.UK.
If your rental property needs works
We have a team of surveyors and contractors who can plan, manage and complete renovation works to your property.
The cost of any works can be either:
- taken by us from your first month’s rent
- paid for by you after we have completed the works
