Project introduction
As the owner of the buildings on the Lakeview estate, it is our duty to identify fire risks and hazards and to take appropriate action to reduce risk.
In 2024 we removed some of the cladding from 14 medium-rise blocks, which presented a potential fire risk. We then installed temporary measures to keep the buildings warm and dry whilst finding a permanent replacement.
This process has resulted in us committing to a full exterior refurbishment of these buildings to minimise disruption to residents in future years.
The refurbishment works include:
- new external wall insulation
- roof renewals
- replacement windows and doors
- additional building fabric and mechanical and electrical improvements
These works will permanently replace the temporary measures put in place after the removal of the cladding.
Completed works
We have completed a number of works so far, which have:
- removed the cladding directly below the walkways/landings
- temporarily weatherproofed and re-insulated the exposed sections of the external walls
- appointed a project management team – Bailey Partnership
- consulted with tenants and leaseholders
- gained planning approval for the proposed exterior refurbishment works – planning reference: PLAN/2025/0682
