Repairs you are responsible for as a council tenant

We are responsible for the repair and maintenance of:

  • communal areas and equipment
  • windows and external doors
  • roof and rainwater goods
  • plumbing, including internal blocked waste pipes, gullies or traps
  • fixed shower screens such as a glass shower screen
  • sanitary ware, such as wash basins and toilet
  • heating and hot water systems
  • kitchen units
  • internal walls (plastering)
  • floors
  • pest control in flats

Repairs you are responsible for 

You're responsible for:

  • electrical plugs, fuses and most lightbulbs  
  • electric heaters (excluding fixed storage heaters)  
  • cookers and other appliances you provide, such as kettles, toasters and washing machines  
  • blocked sinks, basins, toilets, waste pipes and drains  
  • broken toilet seats, covers, baths and basins  
  • shower heads, curtains, plugs and chains for sinks  
  • replacing lost or stolen keys and fobs  
  • broken or cracked windows or glass, unless you provide a crime reference number or there is proven excessive expansion and contraction  
  • adjusting doors (raising or lowering them)  
  • internal doors, except kitchen and bathroom doors
  • maintaining your private garden  
  • timber sheds  
  • hardstanding you have installed  
  • interior walls, floors (for example, wooden or laminate) and ceilings  
  • small cracks  
  • fireplaces, unless the damage is from normal wear and tear  
  • decorating inside your home  
  • any improvements you have made  
  • damage caused by you or your visitors  
  • pest control in houses

Repairs for sheltered or extra care housing

You may need extra support and assistance if you're a resident of:

  • sheltered housing
  • extra care housing or bungalow

In this case, we're also responsible for the repair and maintenance of:

  • beeping smoke detectors
  • problems with door locks
  • replacing light bulbs in enclosed light fittings
  • clearing gutters
  • pest control
  • fencing
  • floor coverings
