Move to a smaller council home: benefits and support

Moving to a smaller home can have many benefits, including:

  • paying less rent
  • reducing your household bills
  • moving to an area that better suits your needs
  • avoiding the bedroom tax
  • moving to a home that is the right size for your household
  • spending less time maintaining your home and garden
  • moving to sheltered housing if you need extra support

What you may receive

What you may get depends on whether you are a council or a housing association tenant.

If you are a council tenant

You may receive:

  • an incentive payment based on the number of bedrooms you are giving up
  • help with your moving costs
  • priority on the housing register (band B – ‘need to move’)

Payments are usually made after you have moved and met all tenancy conditions.

Payment you will receive if you downsize to a smaller home
Size of your current home Payment to move to a 2 bedroom home Payment to move to a 1 bedroom home Payment to move to a studio home
4 or 5 bedroom home £750 £1,250 £2,250
3 bedroom home £500 £1,000 £1,750
2 bedroom home £0 £1,000 £1,750

If you are a housing association tenant

You will not receive an incentive payment or moving costs.

However, we may give you additional priority on the housing register (for example, band B – ‘need to move’).
