Gas safety for council homes

If you smell gas, suspect a leak, or your carbon monoxide alarm goes off, immediately call the National Gas Emergency Service on 0800 111 999.

Not all homes have a gas supply.

If your home has a gas supply, we will meet our regulatory and statutory responsibilities.

You are responsible for gas appliances you own, such as cookers.

We are responsible for boilers, flues and pipework that we provide.

What to do in a gas emergency

A gas emergency can be:

  • a gas leak
  • a carbon monoxide alarm has been activated

What you should do if you smell gas or think you have a leak.

  1. Switch off all gas appliances, including cookers, fires and boilers.
  2. Open windows and doors to help remove gas and let fresh air in.
  3. Do not use anything that has a naked flame or could cause a spark or electrical equipment or operate light switches.
  4. Call the National Gas Emergency Service on 0800 111 999.
  5. If you use a mobile phone, make sure you are outside the property.
  6. Be available to let the team in. They will arrive within 1 hour.

After you have completed these steps, tell us about the gas leak.

Carbon monoxide poisoning

Symptoms of carbon monoxide poisoning include:

  • feeling drowsy
  • chest pain
  • stomach pain or feeling sick

If these symptoms start while you are using a gas appliance:

  1. Switch off all gas appliances, including cookers, fires and boilers.
  2. Open windows and doors to help remove gas and let fresh air in.
  3. Do not use anything that has a naked flame or could cause a spark or electrical equipment or operate light switches.
  4. Call the National Gas Emergency Service on 0800 111 999.
  5. If you use a mobile phone, make sure you are outside the property.
  6. Be available to let the team in. They will arrive within 1 hour.

A carbon monoxide alarm can alert you to dangerous levels of carbon monoxide.

Signs of a problem with a gas appliance

Signs that there may be a problem with a gas appliance include:

  • yellow or orange flames instead of blue flames
  • soot stains on walls or ceilings above an appliance
  • lots of condensation

Annual gas safety checks

f your boiler, cooker and other gas appliances are not checked regularly, there is a risk of a gas leak, carbon monoxide poisoning or an explosion.

By law, we must:

  • carry out a gas safety check every year
  • check that ventilation is adequate
  • service and maintain gas appliances provided by the council

The annual inspection is required by law and usually takes about 1 hour. It helps keep you safe and may reduce your fuel bills.

You must give us access to your home for the inspection.

We will usually give you notice before the visit. If there is an emergency, we will need urgent access.

If a gas safety check or service is due, we or our approved gas contractor will contact you.

The Gas Safe Register

Check that your engineer is on the Gas Safe Register before they start work. Our gas engineers are all registered.

If you use a private gas engineer to work on appliances that are not owned by us, make sure they’re on the Gas Safe Register too. Make a note of the licence number from their Gas SFE ID card and keep any receipts or documents they give you.

When your engineer arrives, they should show you their official Gas Safe ID card before starting work in your home.
