How we manage council homes and what we're responsible for

We are responsible for managing council homes and working with tenants and leaseholders.

This includes:

  • managing tenancies and leasehold services
  • maintaining council homes and communal areas
  • making sure homes meet safety requirements
  • planning improvements to homes and estates
  • providing housing support and advice
  • working with residents to improve services

Some services are delivered directly by the council. We also work with contractors and partner organisations where appropriate.

Repairs and maintenance

We are responsible for maintaining council homes and communal areas.

This includes:

  • carrying out repairs
  • maintaining building services and equipment
  • inspecting properties
  • planning major improvement works
  • improving energy efficiency where possible

Our aim is to provide a reliable repairs service and resolve problems as quickly as possible. 

Building and fire safety

Resident safety is a priority.

We carry out safety inspections and maintenance work to help keep homes and buildings safe. This includes meeting legal health and safety requirements and managing fire safety risks.

If safety work is needed in your building, we will tell you what work is taking place and when it is expected to happen. 

Antisocial behaviour

We investigate reports of antisocial behaviour and work with residents and partner organisations to resolve issues where possible.

If you experience antisocial behaviour, contact us as soon as possible so we can assess the situation and explain what action may be available. 

Getting involved

We want tenants and leaseholders to help shape housing services.

You can get involved by:

  • giving feedback on services
  • taking part in surveys
  • joining resident groups or panels
  • attending estate inspections and consultation events
  • sharing ideas for service improvements

Your feedback helps us improve the services we provide.

Information for leaseholders

If you own a leasehold property in a council-owned building, we will provide information about:

  • your rights and responsibilities
  • planned maintenance work
  • major works projects
  • consultation opportunities
  • service charges and related costs

We aim to keep leaseholders informed about planned works and expected costs wherever possible. 

Major works to your building

Sometimes we need to carry out large-scale improvement or maintenance work.

This may include:

  • roof repairs or replacement
  • window replacement
  • structural repairs
  • fire safety improvements
  • communal area improvements

Where required, we will consult leaseholders before major works begin and explain how residents can provide feedback. 

Managing your tenancy

We provide support to help tenants maintain their tenancy and access housing services.

This includes:

  • tenancy management
  • rent and income support
  • advice on housing options
  • referrals to support services where needed

Our aim is to help tenants remain successfully housed and access support at an early stage. 

Moving to a smaller council home

Some tenants live in homes that are larger than they need.

If your current home no longer meets your needs, we may be able to help you move to a smaller property.

Moving to a smaller home can make larger family homes available to households that need them. We can provide information about available options and any support schemes that may apply. 

Improving housing services

We regularly review housing services to identify improvements.

We use:

  • performance information
  • service reviews
  • consultation with tenants and leaseholders

This helps us improve services and make sure they continue to meet residents' needs.
