Damp, mould and condensation issues have become better understood in recent years. It is extremely important to manage damp and mould at the earliest opportunity to reduce risks to health.
Damp can cause mould growth, but is more common for mould to be caused by condensation forming in our homes. Mould is a fungus that grows from tiny spores that move naturally around the home. Spores need enough moisture and a food source such as emulsion, wallpaper and wood.
Awaab's Law came into force on 27 October 2025. Under this legislation, we have new duties to deal with emergency hazards and significant damp and mould within fixed timeframes.
