Let’s Rent Woking is an initiative that increases affordable rented accommodation. To achieve this, we offer you (a landlord) a range of professional services tailored to your needs with no fees or commission. We can help you find long term tenancies, for no fee that improves the social responsibility of your business.

Let’s Rent Connect - Partially managed tenancy service

We match you with tenants and support you and your tenant throughout the tenancy. We provide tenants with training and carry out regular visits during their tenancy.

Let’s Rent Connect includes:

  • a tenant finder service
  • accompanied viewings
  • free preparation of all tenancy documents
  • Right to Rent checks
  • free third party professional check-in and check-out report
  • dispute resolution

We provide:

  • 2,000 cash incentive in exchange for a 12 month Assured Shorthold Tenancy with rents as follows (see Local Housing Allowance rent levels)
  • annual gas inspection at no cost in the first year
  • electrical inspections at no cost in the first year
  • 2,500 financial bond (in lieu of a cash deposit)
  • regular property inspections
  • contact between us, the tenant and landlord to ensure a smooth running tenancy

We can also provide competitive quotes for repairs and instruct work on your behalf.

Let’s Rent Complete - Guaranteed-rent lease scheme

The Complete service is fully managed by us, at no cost to you and offers rent paid annually in advance, whether your property is empty or not.

Let’s Rent Complete includes:

  • leases between two and five years
  • professional tenancy and property management at no cost
  • most repairs carried out for free
  • annual gas inspection at no cost during lease
  • electrical inspections at no cost during lease

We guarantee vacant possession at the end of the lease with the property returned to you in the same condition less fair wear and tear.

No management service – Let’s Rent Core

We provide a:

  • 2,500 financial bond to the tenant to underwrite the tenancy
  • free third party professional check-in and check-out report
  • free preparation of tenancy documents

Your rental income

There are no hidden charges and net income will be comparable with many letting agents’ offers.

Property we are looking for

Our greatest need is for two bedroom properties. However, any size property from a one-bedroom flat to a large family house in any area in Woking will be considered.

Properties must be unfurnished and in good condition. Priority is given to providing homes for Woking residents in the borough. Sometimes residents want to move away so we will consider properties outside of Woking using our– Let’s Rent Core service.
