Strategic Housing Market Assessment

Woking has undertaken a joint Strategic Housing Market Assessment (SHMA) with neighbouring councils of Guildford and Waverley.  The West Surrey SHMA has been prepared by Fordham Research on behalf of the three councils. The West Surrey SHMA Report and its Executive Summary look at the need for affordable housing and the market demand for housing at a strategic level. The Housing Needs and Market Assessment Survey for Woking provides a snapshot of the profile of local households and their dwellings, and the number, size, type and tenure of new homes required to meet both the need for affordable housing and the demand for market housing.

The preparation of Strategic Housing Market Assessments is a requirement of national Planning Policy Statement 3 (CLG, 2006).  SHMAs require an understanding of the whole housing market rather than just concentrating on Housing Needs Surveys, as previously, which looked at the need for affordable housing. They are designed to help inform the preparation of the Local Development Framework Core Strategy and the revision of the Housing Strategy.
