What is planned maintenance?

Planned maintenance refers to any repair work that the Council carries out to a number of its properties in the same area. This includes:

  • kitchen and bathroom modernisation

  • window programme

  • new roofs

  • security measures

  • door programme

  • external decorating programme.

The maintenance is governed by the Council's Planned Maintenance policy.

What is the Pride Project?

Woking Borough Council has entered into a repairs partnership agreement with Mansell Construction PLC to carry out planned maintenance to our homes. This project is called the Pride Project. Mansells manage the Project on our behalf.

Within the Project there are numerous supply chain partners who actually carryout the work like:

  • Arton Monoseal

  • GSM Maintenance
  • GS Harding
  • Kings Plastering
  • Quadron Services
  • Saffron Contracting Services

Vital contributors to the success of the Pride Project are the Tenant Representatives, who attend all strategy and finance meetings where all decisions are made.

Pride Project Charter

All the key members of the Pride Project attended a workshop to produce the Pride Project Charter. The Charter is an agreement with all parties involved on how the project will progress, how the team works together and what the beliefs and aims of the project are.

Repair Code of Conduct

This Code of Conduct has been produced with the help of the Repairs Panel and is designed for all the repair contractors and their tradesmen working in residents' homes. It explains the minimum standards to be reached to minimise inconvenience to residents caused by the work.

All contracting organisations and their staff are aware of the requirements of the Repairs Code of Conduct and have agreed to conform to it.

Repairs to empty properties

What should your new home be like?

To help us ensure that our homes are let to a consistently high standard we have worked with tenants to develop a letting standard that means our newly let properties will be:

  • safe

  • secure

  • clean

  • in good condition.

The Pride Project is responsible for the repairs needed to our empty properties.

These are the standards you can expect at the property:

The garden - All individual gardens will be free from rubbish and any grassed areas will be cut back.

Doors - All internal and external doors will be free from damage and they will open and close easily.

Internal woodwork - All internal woodwork will be free from major damage or decay.

Glazing - All glazing will be intact when you move into the property.

Windows - All windows that are designed to open will do so quite easily. We suggest that you make sure that the windows open and close properly.

Floors - All floors and floor coverings will be in a good and safe condition. They will be free of major cracks or other faults that could cause injury. Any covering such as tiles or carpet will be secured to the floor.

We cannot guarantee that the floorboards will not have some slight movement or minor cracks.

Kitchen - We will put plumbing in the property for an automatic washing machine as long as there is enough space in the kitchen.

  • All kitchen units will be clean and in good working order.

  • Worktops will be clean and suitable for you to use.

  • The sink unit top will be clean and in good condition.

  • The property will have either a gas or electric supply ready for you to connect a cooker. Please tell us at the time of the viewing which method of cooking you use and we will try to provide your preferred option.

                

Bathroom and toilet - All bathroom and toilet fittings will be clean and in good working order, and we will provide a new toilet seat.

Tiled surrounds to the bath and sink will be clean and in good condition. There may be minor cracks.

Heating - Where a heating system is installed, it will be in working order and we will arrange to carry out a safety check.

Mains services - Electric and gas safety checks are made and copies given to the tenant.

Cleaning - We will clean the property to the following standard before you move in. We will:

  • sweep and clean the floors

  • clean the kitchen units and worktops

  • clean the bathroom and toilet fittings.

Whilst the property is empty we take the opportunity to carry out an asbestos survey. Please see our asbestos page for more information.

Identification

Please do not let anyone into your home without checking their identification first. All Pride Partners have Pride identification cards with their photograph on and a contact phone number if you wish to check their identity. They should also be wearing clothing with the distinctive Pride Project logo on it. If in doubt, do not let them in and phone the Council immediately.

Kitchen and bathroom programme

Under the Government's Decent Homes Standard, Woking Borough Council has a target to modernise all kitchens and bathrooms so that none are more than 20 years old, by March 2010. To enable us to do this we have a Borough-wide programme installing about 300 new kitchens each year till 2010. This programme has been compiled as a result of our stock condition survey which prioritises the needs of our homes across the Borough.

As of January 2008, 94% of Woking Borough Council properties comply with the Decent Homes standard. Our aim is to have 100% of our homes decent by 2010. The Government has agreed the standard which is fairly complex, but briefly a `Decent Home' is one that is:

  •  wind and weather tight
  •  warm and has modern facilities.

To achieve this standard a property must match the following criteria:

  • It meets the current minimum statutory minimum standard for housing.

  • It is in a reasonable state of repair.

  • It has reasonably modern facilities and services.

  • It provides a reasonable degree of thermal comfort.

Our bathroom and kitchen programme is designed to make the properties comply with the decent homes definition.

As part of the programme, the Pride Project team have produced a detailed handbook about the kitchen and bathroom programme. This provides details of how the work is carried out, what choice of colour schemes is available and how to look after your new kitchen and bathroom.

Pride Project complaint procedure

The Pride Project takes all complaints seriously. All complaints are logged, acknowledged, investigated and replied to in five working days initially by the Contract Manager at Woking Borough Council. If you are then not satisfied with the response you should contact  the Tenant and Leaseholder Services Manager who will investigate further and reply to you in a further 10 working days.
