1.1 Woking Borough Council manages approximately 873 lock up garages. The Council aims to keep voids to a minimum, using an efficient letting system. The Council also wishes to ensure that the charging policy is fair and charges are set at a level affordable to tenants and private residents, whilst achieving an appropriate financial return on investment.
1.2 The Council aims to ensure that the full costs of garage management for private residents are met from their garage rents, so that the service to this group is not subsidised by the Housing Revenue Account.
1.3 Where garages are integral to or within the curtilage of a property they will be let with that property and included as part of the property value. They are not available for private renting.
2.1 Charges are considered annually.
2.2 Garage rents for private residents are higher than those for Council tenants and leaseholders.
2.3 In addition, private residents are obliged to pay VAT on the charges levied by the Council.
3.1 Achieve a 95% letting rate.
3.2 Achieve 100% rental collection rate.
