Housing associations

Housing associations, also known as Registered Social Landlords (RSLs), are non profit making organisations that own and let thousands of properties across the country. The Government is encouraging housing associations to become the main providers of social housing. Local authorities have a planning role and are working with housing associations to help them provide accommodation.

What kind of accommodation is available?

Housing associations have a wide range of housing available to rent, including:

  • sheltered units with warden support for older people                                                                                                                          
  • family housing
  • accommodation for tenants who are disabled or have other special needs
  • accommodation for single people
  • New build Homebuy (shared ownership) housing.

                                      

Much of the housing owned by housing associations is new and purpose built, but some older properties are also available. Some older properties are modernised and adapted.

Who can apply?

Anyone can apply. Housing associations, like councils, seek to house those in the greatest need.

Many housing associations require you to meet certain criteria before offering you a property because properties are often purpose built for a specific client group (e.g. supported housing for older people).

Please note -  most housing associations only take Council nominations.           

                                   

In order to be considered for a housing association property, you must first join the Council's housing register.

What kind of tenancy will I have?

You will have an assured tenancy under the Housing Act 1996 with additional rights incorporated in the Tenants Guarantee.

What is the cost?

Housing associations have set their rents so that people in low paid employment can afford them. If you are on a very low income or unemployed you can claim Housing Benefit to help pay all or part of your rent.

Can I still claim Housing Benefit?

Yes! Anyone who pays rent to a landlord can apply for Housing Benefit.

Will I have the Right To Buy?

Most tenants of housing associations in Woking do not have the Right To Buy. However, properties built since 1997 may be available to buy, by the tenant.
