Hoe Valley - housing

The existing planning approval for the Hoe Valley Scheme includes the provision of a residential development just south of Elm Bridge. The intention is that the properties will be sold on the open market to offset the cost of the flood protection and other community benefit work within the scheme.

Thameswey Developments Limited (TDL) has worked up detailed plans for the residential development (which can be viewed on the planning website) and the substitute drawings for this detailed proposal amended the original planning application in February 2010.

However, while TDL has worked up the plans and obtained tenders to build the development, the current intention is to sell the site to an external developer. From the market survey work carried out so far, it is likely that any final owner of the site would apply for a new planning application revising the residential mix.

The existing permission, although updated in Feb 2010, is a product of the market in 2005/6 when the original design was proposed and the demand for property types has changed since this time. In addition, the greater level of remediation now being carried out by Thameswey means that any residential proposal can now have gardens which were not thought possible when the original plans were drawn up.
